Olympia Development Companies Announces Launch of New General Contracting Division
The demand from existing homeowners has run the gamut from families that are looking to implement energy efficiency-related improvements in order to reduce costs to empty nesters that require specialized work in order to deal with accessibility and safety concerns. For example, due to the troubled sales market there are elderly homeowners who were looking to sell their homes in order to move into an age-restricted or townhome community here or in Florida but have not been able to find a suitable buyer. “Those elderly homeowners are now coming to me with accessibility issues in their homes that need to be addressed,” Bartolone said. Other homeowners have approached Olympia with more quality of life enhancements such as wanting a new kitchen, updated bathrooms or a finished basement/ new addition to accommodate a growing family. Another area the company expects to generate business is from foreclosures/short sales. “Anytime you are buying a home either as a short sale or in a foreclosure, I would say that 80% of the time there is a problem because the people that can no longer afford that house start neglecting it and the house therefore needs cosmetic improvements,” he related.

In the aftermath of a colossal real estate bust, many Americans are downsizing from the McMansion Era. Either to save money, improve energy efficiency or for an overall better quality of life, Americans are starting to realize that smaller homes live better. Olympia Homes has recognized this movement and instead of simply downsizing existing house plans, Olympia has started from scratch to ensure smaller homes would look and live larger than they appeared from the street. "Its easy to make a smaller home larger, but harder to make a smaller footprint livable", say Michael Bartolone, Pres. of Olympia Homes. "You have to start from scratch and with the essentials." At Olympia they refer to this process as "Rightsizing" By "Rightsizing" a home, concentration is put on the spaces of the home Americans use most and spend the greatest amount of time. We all know these rooms of a home are the Kitchen, Dining Room and Family Rooms. By properly allocating larger areas to these rooms and "rightsizing" bedrooms, baths, closets, eliminating formal living rooms, and improving circulation within the home, we naturally develop smaller homes that live large. By "Rightsizing" homes, Olympia is making homes more affordable, shortening build tiimes, and improving energy efficiency. This all adds up to buyers being able to secure mortgage loans and enjoy the American Dream of home ownership at a price they can afford.
